Hearing examiner scheduled to review rural cluster in Stanwood

Part pasture, part woods, 31 acres of property in east Stanwood is being reviewed as possible location of a rural cluster subdivision.
A preliminary plat session for a rural cluster subdivision in Stanwood will be under review by the Snohomish County Hearing Examiner on Tuesday, Jan. 5 at 1 p.m. in the County Administration East Building, 3000 Rockefeller Avenue, Everett.
The property, located at 27212 28th Avenue N.W., is owned by Kearney Hammer.
According to Hammer, the project, named Village Ranch, will include eight lots on approximately 31 acres with 65 percent of the total acreage dedicated to open space.
On Nov. 19, the Department of Planning and Development Services (PDS) determined the project does not have a probable, significant adverse impact on the environment.
In addition, the Department of Public Works has deemed the development concurrent regarding traffic impacts; no additional trips will occur tied to residential garage use.
Hammer said the development will maintain as much open space as possible while adhering to the natural setting of the area.
“We want it to be as least intrusive as possible,” he said. Hammer currently lives on the property and plans to build a home on one of the new lots.
Future plans may include the construction of lodgestyle homes within the range of 2,500 to 4,000 square feet.
No timeline has been set for the project.
Initial plans are to get the mapping done, said Hammer, who is set up to build his “retirement home,” and consider additional construction or selling of the lots “well into the future.”
